Why AI Can't Make Your Deal

09/22/26

AI (alone) doesn’t close deals, so don't rely on it to make your decisions for you. You get one moment to get it right, no time to pause for AI checks mid conversation, choose wisdom, not information.

AI, and AI search specifically, is useful for a lot of things.

As a Realtor partner, buyer or seller, it can quickly pull up listings, construction answers, neighborhood building guidelines, even historical pricing.

But as fast as those results come up, AI can't replace the human instinct, experience, and contextual empathy that this business actually runs on, not just during negotiations, but from the very first conversation to keys.

Squeezing response and insight from the listing agent, seeing hesitancy and stepping in before it's an actual concern, knowing craftsmanship from mere aesthetics and bringing heart and certainty to one of the biggest decisions most make.

None of that comes from a LLM. It comes from the confidence you feel when you stand next to your Realtor and the security that they've done this exceptionally many times over.

That's what live performance means in this business: no second takes. Once something is said or signed, it's difficult to walk back, and in the worst case, it costs you the deal.

A lot of the real work that makes a deal, such as building trust, securing commitment, making the offer, happens live. There's no pausing to fact-check with AI mid-conversation. You get one moment to get it right, and search results aren't isn't wisdom, it's a risk.

So as technology moves faster around all of us, choosing the best Realtor partner isn't the one who merely comes up first in search or happens to be better at searching real estate data than you are.

It's the one who knows that any Palo Alto single family homes under 2200 sqft, are generally listed under $4M, even when the market price and eventual purchase price will be closer to $5M. And that the best location for low wind waterfront in Foster City, is a small channel off the main lagoon, where there are 13 single family homes and 20 townhomes uniquely positioned to take advantage.

And to no surprise, it's also the one that knows how other agents like to be contacted, their communication patterns and how they transact business.

AI (alone) doesn’t close deals, so don't let it make your decisions for you.
